The Difference Is in the Flashing

VELUX manufactures a specific flashing kit for each skylight model and roof type — step flashing, head flashing, sill flashing, and a continuous membrane that ties into the surrounding underlayment. It's engineered as a system.

We install each kit exactly per VELUX specifications, then integrate with the surrounding shingles or metal so water flows over the flashing and never pools against the curb. This is the step most installers skip.

The result: a skylight that works as a permanent, leak-free part of your roof — not a weak point.

How much does skylight installation cost?

A single VELUX fixed skylight runs $1,800 to $3,500 including unit, flashing, and labor. Venting and solar models cost more. Replacement is usually less since the opening exists.

Will adding a skylight void my roof warranty?

Not if installed correctly by a certified roofer using manufacturer flashing. Your roof warranty remains intact with our installation.

Can you add a skylight to any roof?

Most residential roofs can accommodate a skylight. Main considerations: rafter spacing, roof pitch, and ceiling type. We assess during the free inspection.

My skylight leaks. Do I need a new one?

Not necessarily. If the glass is clear and the unit is sound, we can often re-flash with a proper VELUX kit. If it's old, foggy, or cracked, replacement is better.
